Not all land is expensive. Vacant undeveloped land is probably a lot cheaper than most people realize. However, even a cheap parcel of land can become even more affordable with our unique seller-financing model. Whether you want to pay in full up front, or pay small monthly payments over time, we are able to make buying land affordable for everyone!
Most counties require your name to be on the deed before you can build on the land. If you are paying in full up front, the property will be transferred to you immediately and you will be able to build right away. If you are paying over time, the deed will not be transferred to you until you have completed your final payment. Even so, despite not being able to build right away, you will be able to use the land for recreation purposes, camping, or other weekend getaway ideas!
Upon receipt of your downpayment, we will provide you with the Promissory Note, Land Sale Contract, and Land Sale Agreement. These forms prove your legal entitlement to use the land while you are making your monthly payments.
Currently, most parcels in our inventory will not come with utilities on-site. There are plenty of portable options such as a power generator, RV with included shower/toilet, potable water storage tanks, etc. However, it is generally a rather simple process to contact the County to inquire about desired permits “Costilla County Planning & Zoning Resources”
